The Deposit Protection Service

All our tenants’ deposits are secured and protected by the Deposit Protection Service (DPS).

The government has decided that all tenants’ deposits should be protected by a statutory tenancy deposit scheme within 14 days of the deposit being received. Our Place Property uses a government approved scheme provided by The Deposit Protection Service.

When the deposit is received it is first paid into our client account (client accounts are strictly segregated from company assets) and then it is passed onto the DPS who safeguard it for the period of the tenancy and who will repay the funds as agreed at the end of the tenancy. The DPS is the only custodial deposit protection scheme meaning that the funds are held totally independently not only from the tenant but from the landlord and agent as well. The DPS scheme is free to use as it is funded by interest received on the deposit amounts, any interest remaining will be the property of the tenant and will be received when the deposit is returned.

Not only is the DPS free to use it is also straightforward and transparent; all transactions can be made online as well on paper and each deposit will receive a deposit ID which allows tenants, agents and landlords to access the details of the deposits online. All deposits are afforded client money protection by the DPS.

Normally at the end of a tenancy we will agree with the tenant that the deposit or portion of will be returned and this will take place within 10 days. Should there be a disagreement an independent Alternative Dispute Resolution service will aim to produce a quick and fair resolution.
