We will work with you to understand your requirements, matching the right tenants to your property and then help everyone involved to play their part in a successful agreement. Of course we will ensure that all the technical and legal aspects of a letting agreement are in place but more than that we will be a partner with you and your tenant, there to help throughout the agreement.

Letting and Management Service
- A visit to your property to estimate rental value
- Advice on any alterations required to enhance rental value
- Advertising of property on our website, in local press and national websites
- Accompanied viewings by potential tenants (giving at least 24 hours notice)
- Take-up of detailed and meaningful tenant references
- Draw up tenancy agreement
- Preparation of Inventory
- Check-in of tenants
- Arranging for the renewal of gas and electric safety checks
- Organisation of trades
- Organisation of electrical & gas safety inspections
- Arranging periodic servicing of boilers etc
- Assessment of soft furnishings
- Transferring utility accounts to the new tenants names (excluding telephone)
- Securing of tenants’ deposit in the Deposit Protection scheme
- Holding of property keys
- Quarterly visits to assure quality of property
- Ending of tenancy
- Check–out of tenants
- Preparing a schedule (and cost of damages if applicable) at the end of the tenancy
- Allocation of deposit
- General advice and assistance
- Monthly invoicing and payment
- Periodic financial reporting

Our charges… Letting and Management Service
- Our charges are always very competitive and we will discuss them in detail when we visit your property
- Typically for letting and management there is a one-off fee to set up a tenancy and a monthly percentage fee of the rental amount
- We do not charge for renewing a tenancy agreement
- VAT to be added to all fees at the prevailing rate

- Arrange transfer of utilities to the tenant (excluding telephone)
- Conduct Check-in
- Collection of first month’s rent and deposit, remit any balance to landlord, release of deposit to landlord
- Set up standing order for rental to be paid into landlord's bank account

Our Charges – Letting only Service, including full Inventory
- Our fees are always very competitive and we will discuss them in detail when we visit your property
- For letting only there will be a one off fee, this will vary according to the assessed rental value of the property
